RENTAL QUALIFICATION GUIDELINES
McDougal Properties will not rent to an applicant under the age of 18*
(*unless otherwise specified by Fair Housing Laws)
You will be required to leave a valid driver’s license or photo-ID in the leasing office while touring our community.
GUIDELINES USED TO QUALIFY RESIDENTS OF OUR COMMUNITY
Income |
You must have a verifiable income that is at least 3 times the amount of rent. | ||||||||||||
Employment |
You must be presently employed with job history that includes 6 months with your current employer or 6 months with your prior employer. | ||||||||||||
Rental |
All your prior lease agreements must have been fulfilled. You must have had no more than 2 late payments and no more than 1 insufficient check in the past 6-month period. You must not owe money to another rental property. Your rental references must be favorable. | ||||||||||||
Credit |
Your credit history must not have judgments, bankruptcies, foreclosures, repossessions, write-offs or collections within the last 12 months. You must currently owe no more than $300 in delinquent payments. You must have no outstanding federal tax liens. | ||||||||||||
Guarantors |
If you do not meet our rental qualifications, we may require you to provide a guarantor. However, a guarantor cannot overcome money you owe to any other rental property. Each guarantor must pay a non-refundable fee to process the application. | ||||||||||||
Convictions |
Certain felony convictions against you or other proposed occupants of your apartment may disqualify you. | ||||||||||||
Application |

Occupants |
The number of occupants in your apartment may not exceed the designated number per floor plan as shown below. An infant must be at least 12 months old to be considered an occupant.

FAIR HOUSING GUIDELINES
Fair Housing Policy
McDougal Properties is absolutely committed to compliance with fair housing laws. Fair housing laws do not require equal treatment of all persons. Instead, they require that persons may not be discriminated against because of race, color, religion, sex, national origin, familial status or disability. Under federal fair housing laws, it is legal and permissible for rental housing owners to treat persons differently for reasons other than those listed above – reasons including, but not limited to, rental history, credit record, criminal history, employment history, and income. Fair housing statutes for the State of Texas are identical to federal fair housing statues. Local fair housing ordinances may include additional classes not protected under federal law, but may not eliminate or change federally protected classes.
Definition of Family. Under the McDougal Properties definition, the following individuals are considered family: (1) Your Spouse; (2) Your Parents; (3) Your Children; (4) Your Brothers or Sisters; (5) Your Grandparents.
Persons per Bedroom. The number of bedrooms required for apartment residents is based on how many persons may occupy each bedroom as stated below. An infant must be at least 12 months of age at the time of move-in or lease renewal to be considered an occupant. Applicants or guarantors must qualify for the amount of rent as stated below.

Applications. Each roommate, each parent, and each adult who will be living in an apartment must submit a separate application. Husband and wife may submit a joint application. All roommates must be at least 18 years of age.
Multiple Families Living in One Apartment. A single parent with children may live in the same apartment with one other single parent with children only if: (1) the persons per bedroom does not exceed limitations listed above, and (2) each parent qualifies for at least half of the monthly rent. Non-family members (adult or minor) may live with a family only if: (1) the number of persons per bedroom does not exceed the limitations listed above, and (2) one applicant qualifies for the entire monthly rent or each separate party qualifies for one-half of the monthly rent.
